Real Estate for sale and rent in and around Suchitoto, El Salvador

Let me start by stating that I am by no means a real estate agent. That said I can tell you that over the past 10 years (of my 25 years living in El Salvador), several local property owners as well as several foreigners have asked for my assistance in both finding potential buyers and renters as well as finding properties for sale. It was not until one of my Salvadoran cousins asked if I was making commissions that I realized that I could actually make some extra money doing this and for the first two rentals and sales, I received nothing more than a nice Thank You.

Asking around I realized that in a way I had been taken advantage of by the local owners as it is common to receive from 3%-5% of the final sale price or in the case of rentals 1 month rent for a yearly contract(very different from in the US). In El Salvador, it is only the renter or seller who pays commissions, so the service I provide to buyers is virtually free and that it is also important to know others in the business, as it is also common to share these commissions with whoever finds a buyer.  I now have several other friends in the business so when I asked for a property on the beach or in the other cities around El Salvador it is usually easy to put together a list of properties that meet the potential buyer’s needs.

I have also found a few reliable and bilingual lawyers, as it is the buyer who has to beware and have a good lawyer to make sure there are no legal issues, mortgages and that all local taxes are up to date before the property purchase is finalized.  Again a bit different from in the US and other parts of the world, it is only the buyer that is responsible for these legal fees, as well as having to pay two local taxes. The fees (taxes) paid include a property transfer and property registration but again your lawyer would confirm and if desires arrange to make these payments as part of their services. A good lawyer will charge 2% of the sales price or a flat fee in that range.

Many buyers ask about annual property taxes and here there are none and a national/federal level only these when you buy and capital gains if sold with a profit. There are on the other hand local city assessments, which are based on the type of property, where it is located and frontage leant, street pavement, street lighting, etc. Just as reference, for my home in Suchitoto, which has a 13 meter frontage I pay a whopping $2.01/month, for a house we rent for students in San Salvador which has only a 7 meter frontage I pay just over $11/month, and up until last year when I sold I paid just over $6/month for a 960 square meter lot with no construction, again outside the city but within the San Salvador city limits.

Here the owners of rental and properties for sale have gained confidence and some owners ask for my assistance in looking for potential buyers and renters. Many of the locals do not in the speak English so I have offered to aid in communication of real estate negotiations for the English speaking community, investors those looking business opportunities and those that may be looking for a retirement home or long term rental property in Suchitoto. 

Now after more than 10 years helping out in real estate helping both local owners as well as foreign buyers I have sufficient experience and legal contacts to assure that both buyer and seller are safe. Since early 2014, I now offer services for those interested in buying not only in Suchitoto but in other parts of the country as well. In early 2015, I aided two buyers find beachfront properties helping them find places in each of their budgets as well as setting up appointments and providing transportation as well as bilingual interpreting. The final sales always include finding a good bilingual lawyer to write up legal documents and investigate the legality of each property, and make recommendation for financial transactions.

I now charge what is common in El Salvador and paid by sellers a 5% commission on any properties I sell directly and now work with several real estate agents sharing this commission when they are the authorized sellers or when they help me sell properties in my hands. That said I always know fair property values and work with both sellers and buyers so that both parties received what would be considered fair value.

Property 1

Property 1 has been on the market for years but it was just in Oct of 2020 that I became involved in the sale of the property.

Up for sale a large colonial style home in the beautiful and touristic city of Suchitoto. This property is located in barrio Concepcion on the main street, which heads towards the lake. The owners have rented the house to different people and organizations like the Casa de Mestiza cultural project, the hostel/bar/restaurant 2 Gardenias and more recently to the theater/school program of EsArte-Primer Acto. It is located just 1 block from the well-known hotels and Restaurants El Tejado and Casa 1800.

As of a couple of years the owners have had the house on the market, which boasts 10 bedrooms each with their own bathrooms, a large living room, another smaller multiuse living room, one other room/bedroom, a storage room, large and independent for the kitchen, roofed corridors and a huge central patio. Like the majority of large older house in Suchitoto, this property, is constructed principally of adobe blocks with a wood roof structure and red clay terracotta tiles. All basic services are currently connected (water, sewage and electricity).

This house would be perfect for a touristic business like hostel, hotel, Airbnb, B&B, restaurant, etc., as an investment property or as a resident for someone/family looking for a residence of this size. Like the majority of older house in Suchitoto (100-150 years old), it would cost a considerable amount to bring the property back to its original state and beauty.

The property has a total extension of 881 square meters (8729 sq.ft.) and we estimate the constructed portion to be close to 559 square meters (6017 sq.ft.), as it is only the large central patio (12×21 meters) which is not constructed.

The owners are currently asking $250,000 for this property but open to receiving offers in any reasonable amount. 

Property 2

Was put on the market in October of 2019 but with the Covid-19 pandemic and stick quarantine in El Salvador, several interested buyers were unable to plan visits to see the home.

This large house just one block for the central plaza of Suchitoto once home to President Dr. Pío Romero Bosque is one of several declared historic buildings in Suchitoto. In fact, the entire historic downtown of Suchitoto is a declared National Heritage site and restorations need approval/permits from the city planning office under the supervision of the Ministry of Culture of El Salvador.

This particular home is just steps from the small boutique hotel Los Almendros de San Lorenzo and has a huge potential in Suchitoto’s growing tourism industry. The house purchased by a U.S. citizen many years ago, was until December of 2019 being used by local and international nonprofits that have done basic maintenance as well as several improvements to the house over the past 20 or so years. Because of this use over the past years it is in much better condition than many buildings of its age in Suchitoto. That said to bring the home back to its days of glory a full restoration would be necessary.

This property would be perfect for a small hotel, hostel, B&B, Airbnb, restaurant, gallery/workshop, store or for an international non-profit in need of office space in Suchitoto. The house although very large could also work well for an individual, couple or family looking to relocate in Suchitoto. As a plus, some of the property gain/income will be invested in local nonprofits working in health within Suchitoto, this, an agreement by the seller as all of the maintenance and improvements where done using funds from other non-profits over the years.

The property has 6, large rooms, 2 even larger living rooms, a large and detached kitchen area, two rustic but functional bathrooms, an extensive corridor, large interior patio and a garage that could be adapted to enter 1 smaller vehicle. The entire electrical system renewed years ago and is in perfect condition including a 220V connection. In  addition there are two elevated water tanks one in the patio of 1100 liters and another in the kitchen area of 450 liters. In total, the construction is around 960 sq. meters that is over 10, 300 sq. feet!

Just prior to the pandemic, the owner lowered the asking price to $240,000 and is open to hearing any reasonable offers with the idea of selling the house in a timely manner.

Property 3 is currently rented but up for sale, the owner is asking $110,000.

House for sale in Barrio Concepcion, this fairly recent home is located just 2.5 blocks north of the central plaza de Suchitoto, on a small one block long with minimal traffic cross street. This house is a recent remodeling-construction that finished in 2009. The house is tiled throughout and has 1.5 bathrooms and 2 bedrooms, a smaller dining room and a large mostly cover tiled terrace with view overlooking the lower (Barrio Concepcion) part of Suchitoto. The owner of this property is asking $110,000 for this modern home in Suchitoto, the price is negotiable. Property 4- Currently rented but still for sale

The ex-Hotel, Restaurant and Swimming pool La Pasada del Sol in Barrio El Calvario, is located just 3.5 blocks south of the central plaza on the main street coming into Suchitoto. Owned by a Salvadorian-American couple who returned to Suchitoto years ago, this modern construction is ready to be owner occupied and managed by the right person or family. All rooms have A/C, the business is separated into a large swimming pool with its own kitchen/restaurant area and large parking area. This swimming pool area also has two fully equipped double hotel rooms.

The upper hotel and restaurant has a total of 6 hotel rooms, 7 bathrooms, 3 bedroom family living area, 2 kitchens, 2 living rooms, 2 court yards, garage, smaller hotel swimming pool and a large garden area. The asking price for this property is $3,500,000, but the owner is open to receiving offers.

Since the hotel closed, it has been rented to a large nonprofit which runs a type of school for young Latino’s and youth from Denmark. Most of the hotel/restaurant furnishings have been sold, so it would be necessary to invest to bring it up to standards and make it operational. The buildings/constructions/swimming pools and gardens would need little more than fresh paint and a basic cleaning.

The Casa Vieja 1856(The old house constructed in 1856) is one the several existing historic homes in Suchitoto and is located only 1 block south of the central plaza. This 600 square meters (6458 sq feet) home sits on an approximately 800 square meter lot (8611 sq feet). The owner has city approved plans and budget for a technical restoration of the main house. The 2009 budget for this project is just under $60,000. The asking price for this property is $500,000 but it might be possible to negotiate the cost of restoration for the right buyer. This property would make a nice boutique hotel/restaurant or a beautifully restored, retirement home or vacation rental property.

One recent property to become available on the market is a newer construction at the end of a quiet street in Barrio Concepcion. The charm of this place is the spectacular lake view, established garden and open floor plan. This 2 bedroom 1.5 bath house with open corridors in an L layout will make you fall in love. The home is located on an 825 square meter (8880 sq ft.) lot with a 28 meter (92 ft.) open view of the Suchitlan lake and surrounding area. The gated house offers parking for up to 6 vehicles, beautiful established gardens and privacy. This property has operated as a small restaurant/cafe/bar and in 2015 opened as a small bed and breakfast offering two rooms with lake view. The owner is asking $300,000 but is open to hear offers if interested buyers.

This older construction on the main street that comes into Suchitoto is just 3 blocks from the center of town and close to stores, schools and shops. In the past this building has been used as a school, bar and residence. This corner house needs work and restoration with care but is a real treasure. The current construction consists of two huge living rooms, a large roofed corridor, where the kitchen area and rustic bathroom is currently located and a small-semidetached office with its own street entrance. Like many corner house in Suchitoto it has a two doors one on each street, the second large living room also has a separate door to the side street. This home like most is Suchitoto in a nice neighborhood. One of the true delights of this property is the immense yard, which extends out from the corridor and small patio covering most of a square block. The yard, planted with large mango trees as well as other fruit and shade trees. The owner is currently asking $175,000 but is open to hearing reasonable offers.

For sale small house on almost 3.5 acres of land just 5 minutes from Suchitoto. The house has two bedrooms and one living room\kitchen\dining room, water, electric, vehicular access on a rural street which is less than ½ kilometer from the central plaza of Suchitoto. On the property there are two large chicken coops and an outhouse. This house does not have sewage water connection but this service is available with the municipality water system. This large property has 20 avocado trees, 12 mango trees some large tropical hardwood trees, cashew trees, giant bamboo as well as a large area that has been used to produce corn and beans. The owners are asking $80,000 but are willing to listen to any reasonable offers.

Property 1

Los Tercios Waterfall
This first property is located less than 2 miles from Suchitoto on the secondary access road that heads east towards the neighboring town of Cinquera. This property is located just west of the famous Los Tercios waterfall and for years has been the only public access to this world famous basalt rock formation similar to the Giant’s Causeway in Ireland and the Devils Post pile National monument in California but on a smaller scale.Los Tercios only has water during the raining season, during the dry season adventurous travelers will free climb the natural steps formed by the hexagonal pillars.
This property is approximately 45931 square feet (1.05 acres). This is a long and narrow lot that boarders on Los Tercios waterfall and creek bed starting on the main road and continuing down to lake Suchitlan´s shore. 
A municipal project has brought Electricity to this part of the city and another project to bring potable water is under way.

Beautiful rustic property for sale in Suchitoto, El Salvador

This property is located next door to the famous House Museum of Alejandro Cotto on the 15 de Septiembre Avenue. The lot is trapezoid widening to the west side and narrowing to the east. The lot which borders to the south with the museum house and perimeter wall, to the north with another smaller house lot to the west with another rustic lot divided with a small rock wall and to the east with the street for about 7 meters then there is a small house lot which continues the rest of the east side of the lot. The property is currently filled with large trees and somewhat over grown brush but would be perfect to build for a large house, small boutique hotel or bed and breakfast. The lot when lower brush is cleaned offers a spectacular view of the Cerron Grande Reservoir known locally as Lake Suchitlan, another of Suchitoto’s touristic attractions. Being located next to the museum also makes this the perfect property for any touristic project adding value to the lot.

The lot has access to potable water from the municipal water system, electricity from CAESS (local electric company) and cable, satellite TV and internet are easily installed from the street access. The property would need a septic tank for sewage for any construction as this part of the city does not have connection to the municipal water treatment facility. The property measures 30.44 meters on the north side, 48.5 meters on the south side, 21.59m meters on the east side (street access is approximately 7 meters as there is a narrow house lot that runs along the street for the remaining 14 or so meters) and 53.61 on the west side with a total area of 3345.02 square meters or 36000.04 square feet which is 0.83 of an acre.

The property has a large area that is fairly level then continues down towards the lake becoming steep on the lower west side and southwest sides which provides the view of the lake through the tall trees. With a good architectural design and some basic landscaping this property would make a stunning property with incredible views.

The owners are currently asking $135,000, $40/square meter, but are willing to listen to any reasonable offers.
